More than we’d like, homeowners say to us, “If this doesn’t work with you, we might have to sign up with a Realtor in a couple months.” This leaves me with the task of very politely saying, “You already ARE listed with a Realtor. I’M a Realtor. And if you will read the example in the link below, you’ll see why switching to another Realtor near your property may cost you a LOT of money.” Remember, we will help you with your 2 most important needs (in the EXACT SAME WAY that your local Realtor would do)...we list you on your local Realtors MLS and we help you with your buyer. But for a LOT less money.




Option 1
MLS Advertising
Price : $349.00

  • 25 color photos on your local MLS
  • 6 month listing on MLS and Realtor.com with up to 400 character description (depending on MLS)
  • Includes 2 free changes to the MLS and Realtor.com listing
  • Listed on any web site where the MLS is carried
  • All necessary paperwork supplied


Option 2
MLS Advertising Plus
Price: $599.00 Up Front 
(+ another POSSIBLE $299 at closing ……..which is for us to create the offer-to-purchase, counter offers, etc. for your buyer…….and keep in mind that this is  ONLY IF your buyer is NOT working with a Realtor [meaning that you ALSO won’t have to pay a 2(+)% buyer’s Realtor fee at closing])

We are confident that our pricing is hundreds of dollars below that of our competitors. Remember, this price is for advertising your property on the MLS AND ALSO for our help with your buyer. Please let us know if you find a better deal.

Includes everything in option 1, plus:


  • Present to the seller(s) any offers that are procured by cooperating brokers or buyers not working with a Realtor
  • Present to the seller(s) all specifics of the offers to purchase
  • Negotiate with the buyer or buyer's Realtor on the seller's behalf, ending with the sale of the their property (counter offers)
  • Schedule and coordinate closing, order title insurance, coordinate with inspectors on the sellers behalf (seller will be responsible for sellers closing fees)
  • Hold Earnest money, if necessary

This includes as many offers as it takes until 1 of them has a successful closing, as long as you remain listed with us

For all our For Sale By Owner (aka FSBO) Clients
We encourage you to compare our prices below with the prices of experienced real estate attorneys in your area

This option is for you if your FSBO Co. already sent you to us and we’ve placed you on the MLS……..but now you would like our complete (and low-priced) assistance with Offers, Negotiations, Title Co., and Closing.


  • Payment Choice #1: $349
    If you purchase our closing services any time after listing with us and at least 3 days before telling us that you’ve been notified about a new offer
    (+ another POSSIBLE $299 at closing ……..which is for us to create the offer-to-purchase, counter offers, etc. for your buyer…….and keep in mind that this is  ONLY IF your buyer is NOT working with a Realtor [meaning that you ALSO won’t have to pay a 2(+)% buyer’s Realtor fee at closing])
  • Payment Choice #2: $349 up front + $149 at closing
    If you purchase our closing services after you receive an offer (or you have been told that an offer is coming)

Our closing services include everything you’ll need (negotiating with your buyer, handling all documents related to the purchase, coordinating with your title company, making sure that all inspections are done in a timely fashion, etc.). We are offering you these low prices because you’re already a client of our real estate company and you’ve already paid a good deal of money for initial services through your FSBO company

Option 4
Our Service To You After You Receive An Offer
Seller A: This option is for you if you are already a seller of ours who originally purchased option 1 above and now you would like us to talk to your buyer and assist you all the way to a successful closing.
Price: $299.00 Up Front
(+ another POSSIBLE $299 at closing ……..which is for us to create the offer-to-purchase, counter offers, etc. for your buyer…….and keep in mind that this is  ONLY IF your buyer is NOT working with a Realtor [meaning that you ALSO won’t have to pay a 2(+)% buyer’s Realtor fee at closing])

Seller B: This option is for you if you are NOT presently working with our real estate company but would like our help now that you are receiving an offer
Price: $299.00 Up Front + $249.00 At Closing
(+ another POSSIBLE $299 at closing ……..which is for us to create the offer-to-purchase, counter offers, etc. for your buyer…….and keep in mind that this is  ONLY IF your buyer is NOT working with a Realtor [meaning that you ALSO won’t have to pay a 2(+)% buyer’s Realtor fee at closing])

This package will include:

  • Present to the seller(s) offers to purchase procured by cooperating brokers or individuals not working with a Realtor
  • Present to the seller the specifics of the offers to purchase
  • Participate on the seller(s) behalf in negotiations leading to the sale of the their property (counter offers)
  • Schedule and coordinate closing and order title insurance in the sellers behalf (seller will be responsible for sellers closing fees)
  • Hold Earnest money

Very often, homeowners don't know what to do after they receive an offer. By simply selecting this option, we can assist you with everything listed above (large, high commission real estate companies will do these things for you, too, but at a MUCH higher price). Most experienced real estate attorneys can’t beat our price, either, unless they’re a friend willing to cut their fees. Lastly, even if the buyer has a Realtor, we recommend hiring us to look after YOUR interests.
