What telephone number will be on my MLS listing?

A.

The MLS, or Realator.com does not allow us to display your contact information, therefore our number will be displayed, but rest assured that if Quorum would get any phone calls or emails we direct them to you in a timely manner.

Will my listing be on my local MLS site

A.

Yes, we belong to 8 of the larger MLS sites in Wisconsin. We will list your property in the MLS that corresponds to your county.  If your property is on the border between 2 MLS sites then we will search your City and county in each of the MLS sites and find out who has more listed in your area.  There is also the option of adding your property to an additional MLS site from our website by clicking on Your pricing Options for an additional $300.

Can I add an Open House to my listing?

A.

You are free to conduct your own open houses, and we can post them on the MLS for you. If you plan to hold an open house its best to let us know by the Monday prior to the open house, however no later than Friday by 2:00 p.m.

What is the different between BA and SA for the commission field on the data form?

A.

You will only pay one or the other NEVER both in a single transaction.  You may offer commission to one and not the other, however it is not recommended as it may limit your buyer pool.

BA = Buyers Agent, which means the buyer has a contract with a sales agent (buyers’ Agency Agreement) which means their loyalty is with their buyer because the buyer is their client.

SA= Sub-Agent, which means the buyer does not have a contract with the selling agent, so the realtors loyalty is actually with the seller because the agent is working with the buyer as a customer.

Do I have to pay a commission to a realtor? What is the standard rate in my area?

A.

Yes Quorum Realty does have a 2% minimum commission requirement in order to list with us. This is only paid by you if a realtor brings a buyer to a successful closing.  As far as what you should offer that is completely up to you, on average we see between 2-3% offered by sellers.

Will other realtors with buyers boycott FSBO listing?

A.

Agents want to find a home for their buyers as quickly as possible.  It is extremely rare that an agent would refuse to show a home that pays them a competitive commission and meets their buyer’s needs. There may be a very small number of agents in some areas that violate the Code of Ethics and Federal law prohibiting a boycott, but it is extremely rare and is dealt with very severely by the legal system in Wisconsin.

What is the MLS

A.

MLS stands for Multiple Listing Service. It contains fields of important information about your property and its features.  You must be a member of the MLS in order to list properties, and there are many MLS sites throughout Wisconsin; we will make sure you are listed within the MLS in your area.  Listing your property on the MLS will get you the extra exposure you want for your property; not only will it post on the MLS it will be published on various other sites such as Zillow, Realtor.com, Trulia and many more…

HOW CAN I GET STARTED LISTING MY HOME WITH YOU?

A.

Signing up is simple.  Just go to our pricing options tab on our website and choose one of the two packages that will fit your needs.(how do I choose what package I want)  Simply Add to bag and fill out your billing information.  Once we receive your order we will send you the necessary paperwork needed to get your property listed on the Multiple Listing Service (MLS)

What is your cancellation/refund policy?

A.

MLS listings/renewals/Closing Assistance and photos: Refund requests can be made w/in 3 days from your purchase date via sending an email to ls@quorumrealty.org there will be a $100.00 processing charge. A full refund will be made available if requested within 24 hours of your purchase.

Broker Price Opinion: Refund requests must be made w/in 24 hours from your purchase date
